Their two flagship sites Southall &Soul in West London and Shoreditch &Soul Villas in East London, offer residents an effortless, all-inclusive way to live, work, and thrive. From private ensuite studios and co-working lounges to saunas, movement studios, and community dinners, every detail is designed to help residents feel at home while connecting with like-minded people.

The task
Driven by Digital was brought in to manage and scale all paid social and Google Ads activity for both &Soul Southall and Shoreditch Villas.
Our goal was to build consistent, high-quality lead flow from key London audiences, drive occupancy across both sites, and position &Soul as the go-to name in urban wellness living.
The Strategy

Google Search & Display campaigns targeting high-intent searchers looking for co-living, serviced apartments, and flexible stays in London.
Geo-targeted and retargeting funnels designed to nurture warm audiences and convert high-intent visitors.
Custom landing page recommendations and testing to improve enquiry rates and minimise drop-off.
Our campaigns were designed to reflect the tone and visual identity of the brand, aspirational yet approachable, balancing wellness with urban energy.
The result
Our combined paid media strategy has consistently delivered high-intent leads across both locations, helping to maintain strong occupancy levels and build waiting lists for future phases.
&Soul Southall achieved rapid occupancy growth following launch, supported by steady inbound demand.
Shoreditch Villas campaigns have already built strong early momentum, generating cost-efficient enquiries and consistent engagement among London’s creative and professional audiences.
Across both sites, we achieved up to a 85% lead response rate, with Meta and Google campaigns driving the majority of high-intent conversions.
In addition, we now manage lead generation for The Sanctuary, &Soul’s experimental social wellness space in Shoreditch. Our campaigns promote memberships, wellness experiences, and events, further embedding &Soul’s brand across multiple lifestyle touchpoints.
