High-intent Lead Gen at Scale: Meta & Google Ad Delivery for &Soul
The client
&Soul is a forward-thinking lifestyle brand that is redefining urban living. Their mission is to enrich city life by fostering a connection between heart, body, mind, and spirit. Focused on wellness, community, and purpose, &Soul offers a unique residential experience with thoughtfully designed studio-style bedrooms and an impressive collection of shared amenities. Residents benefit from a daily schedule of wellness classes and events included in one seamless fee, empowering them to connect, grow, and thrive within a creative, values-led community.
The task
We were tasked with creating high-performing lead generation campaigns across Meta and Google platforms to support the phased launch of &Soul’s two London locations. With the first site opening in West London, our goal was to build early momentum, drive qualified leads, and raise brand awareness for the upcoming launch in Shoreditch. As interest grew, we focused on scaling our campaigns to increase lead volume for the new site while strategically building a waiting list ahead of its opening.
The result
Through a carefully planned and consistently optimised paid media strategy, we contributed to increasing the occupancy rate of Southall &Soul and generated strong demand for the upcoming launch of their Shoreditch location. Our campaigns delivered a substantial volume of qualified leads, leading to a high occupancy rate at Southall from the off and a growing waitlist of prospective residents and customers for Shoreditch &Soul.
Crucially, we found an optimal balance between lead volume and lead quality, ensuring campaigns were not just reaching people, but the right people. After a few months, we were generating leads with an 85% response rate and consistently high levels of engagement from interested prospects.
We employed a mix of precise audience targeting, creative testing, and tailored platform-specific strategies across both Meta and Google. This allowed us to adapt our messaging to reflect each site’s unique positioning, ensuring relevance and maximising conversion rates. Additionally, we leveraged retargeting funnels, geo-targeted ads, and briefed the creation of custom landing pages to enhance engagement and reduce drop-off rates, resulting in a steady flow of cost-effective, high-intent enquiries.
In addition to residential offering, the Shoreditch location now includes us running a bespoke membership sales campaign for The Sanctuary - an experimental social wellness space. The Sanctuary provides a chance to rebalance the rhythm of daily urban life by blending wellness and movement with transformative, immersive experiences.
